BY CAR: From the M6, the most direct route here is from junction 36. From there, pick up the A590 (signposted for Kendal) which then turns into the A591 - Follow the signs for Windermere. When you arrive at the outskirts of Windermere, you need to turn left at the junction, sign-posted for Windermere town centre. It is a big junction with a Natwest bank on the far corner, and the train station and Tourist info near one.

Cross Street is then a quick second on the left. Look out for a Chinese restaurant called the 'Golden Mountain' on the corner of Cross Street. If you miss the turn, you will need to follow the one-way system right around the village centre and back to the large junction by the Natwest Bank and start again. Cross Street is a cul de sac and you will find us right at the end, tucked in on the left.

BY TRAIN: Come out of the railway station, turn left and proceed towards the tourist information of the corner. Turn left here towards the town centre. Cross Street is 2nd turning on the left;proceed to the end of this road about 100m.

General Terms

How to reserve a room:

For all bookings, a non-refundable deposit of the first night will be charged at the time of booking. We will send you an email confirming the booking and let you know what the outstanding balance is. Your booking is only valid on the successful payment of a deposit. We require card information and also the post code and house number relating to the card.Payment in full is required for all 1 night stays at the time of booking.

Balance:

The remaining balance is payable on departure. You authorise the card details already held to be charged in your absence for any outstanding balance or extra costs incurred during your stay.

Cancellation/Curtailment and Insurance:

Upon making your booking, we enter into a legal agreement and your deposit is non-refundable. For cancellations with more than 7 days’ notice, you will not be liable to pay the balance. For cancellations with less than 7 days’ notice, or a no show, and if the booking cannot be re-let, you are still liable to pay for the booking in full, even if we have not yet received your balance. If we do succeed in re-letting the booking, you are no longer liable for the balance. Please note that your deposit is not refundable under any circumstances. We would recommend that you take out cancellation insurance to cover this cost. As we are unable to judge reasons for change, cancellation or non-arrival, guests are reminded that no exceptions to the above conditions will be made.

Car Parking:

Use of the Southview car park is free. We are fortunate in Windermere that we can offer one parking space for each room. Please note that due to the limited space available, the car park is for cars only. If you have a large or long vehicle it may not be possible to use the car park if we are full. Double parking may be required during busy periods and you will be asked to leave your car keys with reception.

NON Smoking Policy:

We are an entirely NON SMOKING establishment and smoking is not permitted anywhere within the building. A covered designated smoking area is provided for guest use outside. Any guests found having smoked in their rooms will automatically be charged a £100.00 cleaning fee on your debit/credit card.

Check in/out:

Your accommodation will be available to you from 3pm on the day of arrival, unless otherwise arranged. If you are going to arrive after 8pm, please let us know. Similarly checkout is at 10.30am unless otherwise arranged. Late check-out and early check-in is available for an additional fee.

Breakfast:

Breakfast is included and served in the dining room between 8:15am and 9:15am only.

Non-availability:

We would only cancel your booking if your accommodation was unavailable for reasons beyond our control. We would attempt to offer you alternative accommodation, however if this was not possible, or unacceptable to you, then we would refund all monies paid by you. Our liability would not extend beyond this refund.

Damages and Breakages:

Please take care with our accommodation. You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents. Please report these as soon as they occur. We do not normally charge for minor accidental breakages, but we may charge you for the full cost to repair or make good if the damage or breakage is significant or caused by misuse.

Children & Pets:

We do not have the appropriate facilities for young children. We do not accept pets of any kind except guide dogs.

Non-availability:

We would only cancel your booking if your accommodation was unavailable for reasons beyond our control. Liability:

We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.

Any data gathered during the course of this booking may be held on computer.
